When people find out how affordable seal coating really is, they are often related and surprised. An average seal coat driveway, from start to finish, typically costs around $200.  That includes everything, cleaning and prepping and application of the seal coating material.

Now, of course, there are variables that go into this figure including actual seal coating material, labor, and area preparation that are the main cost-driving factors.

Water-based seal coat currently runs at about 15-cents per square foot.

Oil-based seal coat is about 20-cents per square foot. Oil-based numbers do slightly vary on occasion due to its being a petroleum product.

To give yourself a quick estimate. Measure the width times the length, times the price per square foot and you have your estimated price.

Example 20 foot wide parking area by 50 feet long is 1000 square feet.  Times $.20 per square feet and you have $200

What Goes Into The Prep Work?

The preparations mentioned include a number of steps to set up a quality job.

  • The work area must be cleaned, usually with a high-power blower.  We get rid of the debris and stones, etc.
  • Masking is then applied to any nearby areas of concern so that no unwanted seal coating makes its way onto these things.
  • Some additional patch prep-work may need to be done to ensure a perfect adhesion surface.

Commercial Sealcoating Jobs Cost?

In commercial settings, a water-based, seal coating job of an average parking lot is likely to total at around $500. This also includes line-striping and other lot markings and signage. However, this number can change as the parking lot and driveway size increases.

D.I.Y. – Do It Yourself – Do The Math – You Decide

I guess if you like to spend your day sweating in the hot sun and getting black tar on yourself ruining a pair of shoes, seal coating your own driveway may be a good idea.

But when you weigh in the costs associated with doing it your self, it probably is not worth your time.

For an average, residential driveway sealer, an approximate $200 will be needed just for the materials and equipment. Obtained from a regular home improvement store, and this will not be a commercial-grade product. In addition, even if you are an expert, the mop method only works so well.

  • Mops
  • Squeegee
  • A roll of caution tape to block your driveway,
